REFUND & CANCELLATION POLICY

BOOKING CONFIRMATION

A reservation is confirmed once payment (or deposit, if applicable) has been received and a confirmation email has been issued.

​

CANCELLATION BY GUEST

Our cancellation policy is designed to be fair while recognizing that cancelled dates are difficult to rebook.

  • Cancellations made 14 days or more before check-in:
    Full refund, minus any non-refundable payment processing fees.

  • Cancellations made 7–13 days before check-in:
    50% refund of the total booking amount.

  • Cancellations made less than 7 days before check-in: No refund.​

EARLY DEPARTURES

No refunds are provided for early departures or unused nights once a stay has commenced.

CHANGES TO RESERVATIONS

Date changes are subject to availability and must be requested in writing. Rate differences may apply. Approved changes do not reset the original cancellation window.

FORCE MAJEURE

Refunds related to events beyond our control (including weather, travel delays, ferry cancellations, or personal emergencies) are not guaranteed. Guests are strongly encouraged to purchase travel insurance.

CANCELLATION BY OWNER

In the unlikely event that Blue Waters Cottage must cancel a reservation, guests will receive a full refund of all amounts paid.

PAYMENT PROCESSING

All refunds are issued to the original method of payment. Processing times are subject to the policies of the payment provider (Stripe or Wix Payments).
